Estate Liquidation

No Hesitation
Recommendation

Dear Mr. Prestbye,
I want to express my sincere appreciation to you and your staff for the exemplary manner in which the auction sale conducted on February 13, was conducted...

As the Executor of this estate, it was my obligation to not only dispose of the household contents in a reasonable manner and to clear the house for sale. You and your crew undertook what appeared to me to be an overwhelming task considering the volume of items in the house. The sale not only generated a reasonable return to the estate, but undoubtedly saved the estate a considerable amount in labor, hauling and related work. Seeking an appraisal for certain of the items possibly having some value would have been expensive and time consuming. The sale by auction with the notices and extensive advertising produced what appeared to be a reasonable return at no extra expense to the estate.

I would have no hesitation in recommending your services to attorneys or personal representatives needing to dispose of a large number of items. It seems to me to be a most efficient manner of disposal.

Thank you again.

Very truly yours,
Ray M. Dunlap
Attorney At Law

Auctions are the only way for you to realize more money than your asking price!

The main methods of estate liquidation are:

Live auction:
Each auction is individually tailored to provide maximum exposure to the most receptive audience. Estate items are usually sold on-site or transported to Prestbye's facilities for a consignment auction. The commission fee includes: inventory, appraisal, promotion, accounting, and dispersal of funds. Pre-approved advertising is paid separately from the proceeds.

Tag sales:
An appraiser identifies a reasonable value for the current market and places a price tag on each item. Prestbye's provides all services, including pricing, security, sale management, and cashiering. Pre-sale numbers are issued to buyers to ensure an orderly sale. Perforated tags are used to provide an accurate accounting of each item sold. Unsold items may be consigned at future auctions, on-line auctions, or consignment shops.

Orderly dispersal:
Circumstances sometimes require a different approach to selling in which prices and merchandise are reduced at daily or weekly intervals until everything is sold. This often results in greater revenues over an extended sale period. Usually, this applies to certain retail operations.

Consignment, Ebay &
Live Internet Auctions:

If a limited number of items do not call for a separate auction, this merchandise can be sold "on consignment" at an appropriate live auction. This avoids  high consignment shop fees, which garner 55% of the sale price for their profit! In these cases, Prestbye's will pay for packing and handling of all property.

With some individual pieces, the highest price may be better reached with use of the internet. Items can be sold using Prestbye's Ebay Store.

A significant number of high value items may warrant an estate auction in conjunction with live internet bidding to rally an international audience.

Fergus Prestbye, both a certified auctioneer and licensed appraiser, provides the expertise for the method you choose.

Live auctions better than "tag" sales

While tag sales are popular in the Seattle area, there are three strong reasons to consider a live auction.

  1. Live auctions tend to increase revenue.

  2. Live auctions expedite the liquidation process, which decreases time.

  3. Live auctions tend to bring in more customers.

We know that a decision to liquidate assets at a public auction is made after careful evaluation of the your needs and obligations. Once that decision is made, we are ready to work with you during the transition period. Our experts will ease the complex tasks of estate dispossession for both heirs and executors.

Optimizing Asset Value

Today's economy and ever-changing marketplace requires the timely sale of property to avoid the erosion of equity. Bankers know that special assets can cost them 30 to 50 percent a year. Attorneys know that the auction method of marketing, in response to court-ordered situations, will ensure openness, with all parties treated equally.

Prestbye Auction Company believes in full-disclosure and consent at every step of the auction market process as the best way to eliminate misunderstandings. We will not, under any circumstances, promise anything we cannot produce faithfully and fully.

Auction Advertising Options

We market our auction in many ways, including email and post mail of flyers and catalogs, newspaper and periodicals, signage, and sometimes radio and cable television. In some cases, we are aware of private buyers and investors who are notified of possible purchases.

Real Estate Auctions

Real estate can be sold very effectively by owners at auctions when conditions require unique marketing. According to the National Auctioneers Association, the value of all residential real estate sold at auction in 2006 is estimated at $17.2 billion (www.autioneers.org 1/22/2007). Property can be sold "absolute" or "with confirmation."
